In Andhra Pradesh, stamp duty acts not only as a revenue source for the government, but more importantly, as a validation layer for property ownership. A property transaction that is not stamped as per prescribed rules is considered legally incomplete, meaning it cannot be used as proof of ownership in disputes, loan approvals, or future resale.

Once paid and registered, the transaction becomes a part of official land records maintained by the Sub-Registrar’s Office, protecting ownership rights from unauthorized claims or conflicts. 

What Are the Current Stamp Duty Rates in Andhra Pradesh (2026)?

The Government of Andhra Pradesh currently levies 5% stamp duty on the sale or transfer of immovable property, calculated on the higher value among:

  • The property’s market value, or
  • The officially published circle rate / guideline value for that location.
